I may have the answer for the "symptoms" you describe, though. Because of Unity Engine, you have to quit completely to desktop any time you load something up (new game, load game, load map, etc). Never quit to main menu. Why? Unity *reloads* all the items into RAM again. Example: You start a new game and 16 GB RAM are used. You then quit to main menu and reload (or start a new game). Unity will double load, meaning it will use 32 GB RAM when it should only be using 16.
So, always quit completely to desktop. See if this fixes your situation
