Whats the parking garages?

@Scythrus - I'm not nearly as good as the picture above suggests op is but what i've taken away from the last few days of playing: It is not about making your city grow quickly. Its about commiting to one district and setting concrete goals. Don't rush it. Lets say, you want to build a shopping plaza like you can see above on the top left. And then, once you have an idea on what you want to build and what it should look like, you can look for assets on the workshop, that fit in nice with what you want to build. Usually, vanilla buildings make it impossible to build something that looks nearly as good as the above.
